Regulation 10 fire door checks
What responsible persons for blocks of flats in England have to check, and how often.

What Regulation 10 is
Regulation 10 of the Fire Safety (England) Regulations 2022 came into force on 23 January 2023. It applies to the responsible person for multi-occupied residential buildings in England.
Buildings over 11 metres
- Communal fire doors, including their self-closers: check at least every three months.
- Flat entrance doors: use best endeavours to check at least once every 12 months.
- Keep a record of the checks and what was found.
All buildings with two or more sets of flats
Whatever the height, residents must be told that fire doors should be kept shut when not in use, that they shouldn’t tamper with self-closers, and that any fault or damage should be reported straight away.
How we help
We carry out quarterly communal checks and annual flat entrance checks, record every door and price any remedial works.
